Two empty rooms to be converted into identical 70 rack data centres each with the following specification:
Floor area in each room: 187 sq.m
No of racks per room : 70
Raised floor type: heavy duty computer floor raised at 650mm
UPS system to be installed : 3 x 200KVA N+1 with 20min autonomy
PDU system: 96-way with 32amp A+B feeds
Indoor air conditioning units: 8 x 52.5KW DX units in N+1
External power supply: 1MVA transformer per room
Back-up Generators: 1MVA units connected to external 5000 litres fuel tanks
Fire protection: Fire suppression and VESDA system
Access and security: Proximity card swipe-in system and CCTV .
Outcome
HAC appointed to perform PM role on behalf of the client. After assisting with finalising the budget, HAC arranged for a JCT Design and Build contract to be put in place between the client and the main contractor
The GANTT chart, constructed by HAC, identified that the project would qulify as a notifiable project under the CDM regulations. HAC completed the F10 notiification form and engaged the services of a local safety consultant to draft the safety plan. HAC distributed to all suppliers.
The project commenced, as planned, with the installation work for the two rooms performed concurrently. The external work for the new Transforners required digging and civils work. The installation of the fuel tanks required the construction of new concrete bases with mini-piles.
The internal M&E plant was installed with all the relevant controls in place such as risk and method statements, permits-to-work and engineer certification.
On completion of the installation work, a load bank testing and acceptance phase was managed by HAC. On completion of this, the rooms achieved the 'ready for service' status.
HAC managed all the above works and this challenging project was delivered 3 weeks early with no cost overruns.
